Asda

Planning Potential advise Asda on a range of issues raised by their property portfolio. In recent years, we have been directly responsible for securing consent for over 10 new stores, over 30 extensions/mezzanines, and handling operational applications relating to opening hour, delivery hours and construction hours. At a wider level, we have also successfully completed bespoke ‘Before’ and ‘After’ studies, looking specifically at the positive benefits that new Asda stores have had at locations throughout the UK.

We provide a ‘total’ planning service from the site identification, liaison with various parties through acquisition, and through strategy bringing sites forward to planning and negotiating acceptable and favourable outcomes. We also have extensive experience at both co-ordinating and running complex inquiries and appearing as expert planning and retail witnesses.

Examples of our current projects are set out below:

Silverhill, Hastings

Asda’s proposals in Hastings have been evolving since 2006. Planning Potential been involved since the outset providing both strategic and detailed development control advice. The proposals seek to regenerate industrial land and deliver significant employment opportunities to the benefit of the wider area.

A revised application is now before the Council promoting a new state of the art store that will help rejuvenate Silverhill Local Centre. Integration of the proposed store with the adjacent centre and the existing retail uses has been applauded by the Council. Planning Potential managed the project team to ensure the remaining detailed issues are agreed. The Council has resolved to grant planning permission for the proposals and the S106 is now being negotiated. Consent is expected imminently.

Langley Mill, Derbyshire

Planning Potential has recently secured consent for Asda's proposals to regenerate proposals on a urban brownfield site comprising approx 10 acres in Langley Mill, to the North East of Derby

Planning Potential first advised on the site in 2006, prior to its acquisition. Planning Potential consequently continued to advise on the best form of development for the site and early in 2009 co-ordinated and submitted a planning application for a new store, additional retail units, commercial/office and B1 floorspace and 60 residential units.

As well as managing the technical aspects of the application, Planning Potential has been instrumental in building a strong relationship with the Council, which led to a positive officer recommendation and subsequent consent within six months of submission.
